- Required Building Inspections
Required Building Inspections
All construction for which a permit is required shall be subject to inspection by the Building Official and all such construction shall remain accessible and exposed for inspection purposes until approved by the building official. It is the owner's and/or contractor's responsibility to notify the building official for the required inspections.
Please call Building Services at 605-642-1335 for the following inspections.
Setbacks
Prior to excavation of footings. A lot survey may be required by the building official to verify that the structure is located in accordance with the approved plans.
Footing Inspections
After excavation for footings are complete and any required reinforcing steel is in place. A soils report may be required prior to pouring footings.
Foundation Wall Inspections
After wall forms and required reinforcing is in place.
Concrete Slab or Under-Floor Inspection
After all in-slab or under-floor building service equipment, conduit, piping accessories, wire mesh, reinforcing steel and other auxiliary equipment items are in place, but before any concrete is poured.
Framing Inspections
After roof, all framing, fire blocking and bracing are in place and all pipes, chimneys and vents are complete, and the rough electrical, plumbing and heating wires, pipes and ducts are approved. To be made prior to any insulating or wall covering.
Lath or Gypsum Board (Drywall/Sheetrock) Inspection
After all gypsum board, interior and exterior, is in place, but before any plastering is applied or gypsum board joints and fasteners are taped and finished. Note: This inspection is only required for rated wall assemblies.
Final Inspection
After finish grading and the building is completed and ready for occupancy.

Mechanical Inspections
Mechanical inspections involve three parts:
- Underground (if applicable)
- Rough-In (including air test)
- Final

Plumbing Inspections
Plumbing inspections involve four parts:
- Underground from main to building
- Under slab
- Rough-In
- Final

Mailbox Installation
Spearfish Post Office must be contacted for site approval, prior to installation of mailbox. For more information, contact Larry or Lornie at 642-3119.
Reminders for Permit Holders
Permit holders are reminded that all work that requires an inspection shall remain accessible and exposed for inspection purposes until approved by the appropriate inspector. This includes work that will be completed outside of normal working hours, or on weekends and holidays.
Permit holders are reminded to call for all required inspections at least twenty-four hours before work is to be inspected.
