Are you interested in helping to create a neighborhood that complements the scenic character and fits with the existing residential and recreational community in Spearfish?
The City of Spearfish is looking to partner with a developer to build or place 60 to 100 homes over a period of five years, with the goal of creating a workforce housing development on a 40-acre site off of Colorado Boulevard, with an option for an adjacent 20-acre parcel. The development would provide the setting for a neighborhood of homes and open space and fill the need for more affordable housing within Spearfish.
The City would assist with any change of zoning process needed for the development of housing and potential park space on the site, as well as pursue the establishment of a tax increment financing district to assist with infrastructure development, land acquisition, or both. The selected developer would then enter into a development agreement with the City to govern the design, time frame of construction, affordability requirements, and ensure the development complies with South Dakota laws governing affordable housing tax increment financing districts.
